Mr. Giannella is a long-time entrepreneur. He relocated from New Jersey to San Diego in 1993. Giannella has a diverse entrepreneurial background including, Banking, Energy Efficiency, Wine and Spirits and Real Estate Development.
In 2015 Giannella began to scale Energy Performance International Inc., domestically and internationally from the original home base in Houston, TX. Currently the EPI parent company maintains offices Sacramento, San Diego, Los Angeles and Oklahoma City. Franchising of EPI business opportunities has recently began in 2017.
He is one of the original founders of Bank of Internet Federal Bank, which he and his partners subsequently took to a public offering, (Nasdaq BOFI). Today, Bank of Internet is America’s oldest and most trusted Internet Bank.
Giannella is co-founder of Magnifico Giornata Sparkling Wine. As Chairman, he led Magnifico to explosive growth from coast to coast. Magnifico was exited to a private investor group in 2015.
Early in his career Giannella worked as the Chief Real Estate Appraiser for Freddie Mac in San Diego. He started developing real estate in 1995. He has developed large scale apartment buildings, condominium complexes and many high end luxury spec houses in La Jolla, CA.
In 2016, Giannella was presented with a prestigious Papal Blessing from His Holiness Pope Francis, for his work with the Vatican Observatory Foundation on The Pieta Legacy Mission.
Through his work with "Smile Train International", Giannella was previously awarded an acknowledgment for funding cleft lip surgery for 283 children in China, India and other developing countries around the world. He has been an active contributor to St. Jude's Children's Hospital and the Wounded Warrior Project.
Technology Founder & Consultant
McNeice retired from AT&T after 30 years, in 2008. He then founded Energy Performance and developed a dual process energy reduction technology for commercial air conditioning units that reduces energy consumption and prevents corrosion.
Mr. McNeice served as National Energy Manager for AT&T, leading a 12 person team to conduct energy audits, recommissioning projects, retro commissioning projects and energy project installation on a nationwide basis. McNeice and his team reduced the AT&T energy spend by approximately $25,000,000 in a portfolio of over 250 million square feet of buildings with an annual energy spend of $1.4 billion.
During his tenure at AT&T, McNeice participated in design review, scope of work and ITA process for HVAC projects. He served as a standing member of the mechanical design review team. McNeice participated in the development and ITA of the Telecool installations in Reno and Honolulu. He frequently provided interface or conflict resolution between the OSWF and outside vendors.
Russell has written standards and interpreted current standards as they apply to site specific conditions. He provided SMOP review and coaching for the Western seven state area and wrote and taught courses for building maintenance issues including providing technical information for internal resource web pages. He performed forensic engineering analysis of critical system failures for Telecom and data center environments
Managing partner - EPI Los angeles
Louis joined Energy Performance International™ and shortly thereafter purchased an equity interest in EPI™ from the company founders. Louis is the Managing Partner of EPI™ Los Angeles and runs day to day operations of the Hollywood office.
Growing up in New Jersey, Louis found success early in life as a child actor highlighted by starring with Bill Cosby in “The Cosby Mysteries” on NBC and “Ghostwriter”, television series in the 1990’s. Louis’ acting career had him traveling internationally throughout his teenage years while establishing himself as one of the Nation’s top DJ/Producer’s in the high energy New York City and New Jersey nightclub scene from 2000–2005.
With his acting and entertainment careers behind him, Louis attacked the world of business as a fast-moving, big-thinking entrepreneur. His entrepreneurial spirit led him to become a very successful real estate developer, developing high end custom speculation homes in affluent New Jersey neighborhoods.
Louis relocated to Los Angeles in 2011 and embarked on a new business endeavor as an equity partner and Director of Sales of Magnifico Giornata sparkling wine. Louis led a very high powered sales team for Magnifico that spanned from coast to coast and arranged product placement in major Hollywood productions. Magnifico had a successful exit to a private investor group in 2015. Louis then raised capital and was executive producer on several Hollywood films.
Rikki’s interest and involvement in energy efficiency and sustainability lead her to EPI. In her position with Energy Performance International™, Rikki runs all day to day operations and administration.
Ms. Christensen’s entrepreneurial journey has brought her to several businesses over her career including Fine Art, Real Estate Development and Energy Efficiency.
Early in her career, Ms. Christensen was with Optimums Management Corporation where she headed the development division of the company, MNB Development. MNB Development was a commercial and residential development company operating throughout the Northern California area.
She was also manager of Pacific 10 Investments, LLC. Pacific 10 Investments had residential developments throughout the greater Sacramento area, averaging as many as 10 projects at any given time.
